The prices are per day for two people for a minimum stay of 4 nights (including 10% VAT plus local tax) incl. Alto Adige Guest Pass (free use of buses, trains and some cable cars in South Tyrol)
For each additional person we charge a supplement of € 20.00 per day.
Children up to 14 years are FREE.
Final cleaning is included in the price.

For a stay of only 3 nights, we charge a supplement of 20%.

Arrival and departure
On the day of arrival, the flat is available to our guests from 3.00 pm. If you arrive earlier, you are welcome to relax in the garden in the meantime. On the day of departure we ask you to leave the flat swept clean and with clean dishes by 09.30 am.

Local tax
We would like to inform our guests that the local tourist tax will be added to the price. This tax is € 2.00 per day and person (from 14 years). The tax will be payable on site. 

Services included
The holiday flat has a fully equipped kitchen: dishwasher, oven, fridge, filter coffee machine, Nespresso coffee machine, kettle, toaster, cutlery, crockery, pots, pans, wine glasses and other kitchen utensils. There is also a washing machine in the bathroom. Bed linen, tea towels, hand towels and 1 hairdryer as well as toilet paper are also provided and included in the price.

• Bread delivery service: We are happy to offer you a bread delivery service on request (except Sundays and public holidays). To enrich your breakfast, you can try our home-made farm products. There is a village shop just a few minutes' walk from the farm where you can buy everything you need.

• Charging station for electric car at 22 kW (price per kWh = € 0.50)

Payment 
The bill can be paid in cash or by bank transfer. Please be aware that we cannot accept payments via bankomat cards or cheques.

Booking
The booking becomes binding upon payment of a deposit of 30% for confirmation and the receipt of the booking confirmation.

Cancellation policy
You can cancel free of charge up to three months before arrival. Later cancellations will result in a cancellation fee of 70% of the booking price including deposit. In other cases, you will be charged the full amount of the corresponding price list.

Please inform us as early as possible if you are unable to start your holiday in order to find an acceptable solution for both parties. Thank you.

Cancellation insurance
We recommend that you arrange a "cancellation insurance", as unfortunately a lot can happen up until your arrival and during your holiday! The insurance covers the cancellation fees and you can look forward to your holiday without any worries.

Pets
We would like to point out that pets are not allowed in our holiday flat. Thank you for your understanding.
